Panorama City runs on postwar tract housing. Single-story ranch homes on slab, built in the 1950s and 60s, plus a heavy layer of apartment and condo stock added since. That construction shapes the work. Slab-on-grade means no crawlspace and no subfloor air movement, so edges near exterior walls stay cold in winter and pick up condensation, and any moisture in the slab wicks straight into the pad. We check baseboard edges before we start. In the older tracts we also find original carpet over old pad, sometimes two generations of it, and we tell you when the pad is the actual problem rather than the fibre. Newer builds and remodels across the San Fernando Valley / greater LA basin usually run Shaw, Mohawk or Stainmaster nylon, with Karastan, Anderson Tuftex and Masland showing up in the nicer remodels. Each one takes chemistry differently and we adjust rather than run one recipe.

Dry air is the dominant carpet variable here. Extraction dries fast because ambient humidity is low and interiors run warm, so musty post-cleaning odour is rare compared with humid regions. The real load is abrasive dry soil. No road salt, no snow grit, no red clay. Instead it's fine wind-blown dust, decomposed granite tracked in from foothill trails and unpaved edges, fireplace and wildfire ash, freeway soot and brake dust in the flats, and long pollen seasons from olive, oak, sycamore, mulberry and ornamental grasses. Grit works down into the pile and cuts fibres in traffic lanes long before the carpet looks dirty, which is why we push regular intervals. Most owner-occupied ranch tracts do well on 12 to 18 months. Pet households go shorter. The dense rental and multifamily housing across the metro keeps us busy with move-out and turnover cleaning year round, and those jobs get the same process as an owner's home. A crew arrives with a truck-mounted unit, applies a pre-spray matched to the fibre, agitates it in with a groomer or rotary so the solution reaches the base of the pile, then makes the extraction pass at heat and pressure the carpet can take. Air movers go down on traffic lanes and any damp edge before we leave.

Hot water extraction is the right call for most carpet and it's what we do by default. Low-moisture or encapsulation methods make sense for commercial glue-down, for a unit that has to be walked on in two hours, or where slab moisture is already a concern. Wool and some Masland and Karastan constructions get cooler water and neutral pH. We also clean sofas, sectionals and chairs, and if the carpet is being done it's usually worth doing the upholstery at the same time since the same dust settles into both. On stains, we'll tell you straight. Pet urine that reached the pad, old bleach spots, dye damage from cleaners bought at the store, and some rust and mustard stains do not come out, and we say so at the estimate instead of charging you to find out.
