That's filtration soiling, and it's one of the most common things we see in Los Angeles. Air gets pulled through the edge of the carpet where it meets the baseboard or under a door, and the carpet fibres act as a filter, trapping traffic soot, brake dust and fine particulate. It shows up worst in units near freeway corridors and in places where the HVAC runs more or less continuously. It's a slow build, so people often don't notice until the line is obvious. We can usually lighten it a lot with edge-specific treatment, but be aware that long-standing filtration lines don't always come out completely. We'll tell you honestly what we think we can get before we start.

Sometimes, and sometimes not. On older Spanish-revival and Craftsman homes, the floor underneath is the thing we're most careful about. We don't want moisture sitting against original oak or working into the seams. For a lower-pile rug in decent shape we can often clean it on site with a waterproof barrier underneath and controlled moisture. For thicker, older or natural-fibre rugs, or anything with dye we're unsure about, the safer call is to take it off the floor. We'll look at the rug and the floor before deciding, and we'll say so if in-place cleaning isn't the right idea.

Same-day happens, mostly when we have a cancellation or when your address lines up with a route we're already on that day. Los Angeles traffic is the honest limiting factor. A job in the Valley and a job on the Westside in one afternoon isn't always realistic, so we schedule by area rather than promising a wide-open window. Call in the morning and we'll tell you straight whether same-day is possible or whether the next day or two is more reliable. For move-outs with a hard deadline, give us as much notice as you can and we'll build the day around it.

Worth having us look before you decide. Most apartment carpet in this city is laid over a concrete slab, which changes things. Urine that soaked through the pad can sit at the slab and keep releasing odour every time it gets humid, so a surface clean alone won't fix it. We check how far it went, and depending on what we find the answer is a deep extraction with treatment down to the backing, pulling and replacing affected pad, or telling you the carpet is past saving. With high turnover across LA rentals we do a lot of this work, and we'd rather give you an accurate read than clean something that's going to smell again in a month.
